ORDER OF PROCEDURES

ADVISORY – Listen to client needs and objectives, discuss project feasibility, advise how to proceed.

PRE-CONSTRUCTION – Develop construction specifications; finalize costing and scheduling parameters.

CONSTRUCTION – Finalize permits, prepare site, coordinate materials procurement, mobilize crew, perform work.

POST-CONSTRUCTION – Complete work, prepare property for occupancy, implement plan to care for property.

PROJECT PHASES

ADVISORY

The main goals of the advisory period are to understand client needs and objectives, consider site conditions and explain how we work. We encourage using this phase to ask questions, communicate expectations and establish the trust needed to move forward. Clients and property owners often want to know up front how much their project is going to cost, how long it’s going to take and what to expect during the process. We are eager to answer these questions and are capable of developing the necessary budgets, schedules and specifications [to provide this information]. When asked to consider a project, Jon will review any existing plans or concepts and meet on site to determine the objectives and general scope of work. If plans are not available we can provide the research and design work needed to create them. For projects requiring historic review, municipal code research or more of a design-build approach to planning, we can guide you through the process to ensure you are properly informed. For development projects we will help identify the budget and schedule data needed for competent costing and analysis.

PRE-CONSTRUCTION

The intended outcome of the pre-construction phase is to: develop an itemized scope of work with associated costs; provide a detailed schedule illustrating major project phases, lead times and decision points, and establish procedures and budgetary allowances for purchasing decorative finishes, fixtures and materials. If design work and material selection have not started or are still in progress J, Walsh Construction has an opportunity to guide clients in value-engineering costs and determining potential problem areas based on budget, schedule or existing conditions. Jon’s personal goal is to define a clear set of “pros” and “cons” so clients are properly informed for all major decisions. Because construction and remodeling can involve an overwhelming number of choices and potential changes and unforeseen conditions, we at J. Walsh Construction urge the thoughtful use of the pre-construction period to establish a clear baseline for design, scope of work, cost and schedule. Based on this information we create a detailed written agreement which outlines costs and serves as a framework for construction.

POST CONSTRUCTION

We are proud of the homes we’ve built and remodeled over the years and are honored that so many clients return for second and third projects and assorted follow-up work. San Diego’s sun, salt air and coastal moisture all conspire to create the need for updating and maintenance. New smart home technologies may require adjustment and re-setting of appliances, audio-visual systems, timers, irrigation and interior or exterior light systems. Paint and decorative finishes may need retouching. Decks and outdoor surfaces may require re-surfacing or cleaning and seasonal weather-proofing is also a common request. During Construction we will have developed a detailed record of materials and specifications used during your project so when you bring us back to make things new again or add that second phase remodel, the process will be as seamless as it was during original construction. We offer this service not because we need to but because we believe in lasting relationships and want to ensure our clients remain comfortable in their new homes.
