MISSION BEACH BUNGALOW GOES VERTICAL

Anyone who has done construction in San Diego long enough will tell you building a custom home in Mission Beach is no easy task. Between the tough parking, difficult access for tools, materials and equipment and the proximity of the neighbors, these projects present unique logistical challenges. Added to the list of obstacles on this remodel were a tight schedule and the vertical, structural complexity of constructing a 3-story structure in place of a 55-year old beach cottage. Nonetheless, the project went off without a hitch and the homeowners moved back just 7 months after the project began. Following demolition the original foundation was augmented and underpinned per modern engineering requirements. The subfloor and a few framed walls remained intact but the rest was essentially a new 3-story custom home. Some interesting features include: the restoration of an existing masonry fireplace with built-in wood surround, all new cement board siding, a 3/4 spiral stair with oak railings and treads, 3 balconies, a private roof deck with outdoor kitchen and 270-degree views of water and a 3-story elevator shaft connecting garage and house to roof deck.
