A Point Loma Mid-Century Modern originally designed in 1965 by Sim Bruce Richards is expanded from a 2600 SF single story to a 3700 SF 2-story with upstairs and downstairs patio areas. Historic elements and cladding within the house are taken apart, numbered and salvaged – and put back exactly in place following the retrofit of a steel and engineered wood frame. The new second floor is executed with respect to the original architect’s vision.
